Restaurant & QSR Site Selection in South Carolina

A restaurant site succeeds or fails on details that don't show up on a flyer: how cars stack at the drive-thru at noon, whether the left turn in is protected, where the grease trap goes. Stephan Thomas ran restaurants for more than 25 years and has been part of more than 20 restaurant openings. He brings that operator's checklist to every site he shows you.

What we evaluate

  • Drive-thru feasibility. Stacking room for peak-hour cars, menu board and pickup window placement, and whether the queue spills into parking or the street.

  • Access and circulation. Curb cuts, turn movements, signal timing, cross-access with neighbors, and how easily a customer gets back out.

  • Visibility and signage. Sightlines from both directions, pylon and monument sign rights, and local sign rules.

  • Parking and site layout. Ratios for dine-in versus off-premise, delivery driver pickup, and patio space.

  • Trade area. Daytime and evening population, rooftops, traffic counts, competitors, and the draws that bring people past the site.

  • Building and infrastructure. Second-generation restaurant space versus ground-up, grease trap, hood and venting, utilities, and the cost to get open.

  • Deal terms. Rent against realistic sales, tenant improvement dollars, exclusives, co-tenancy, and permitted use.

Who we work with

Franchisees and multi-unit franchise groups, emerging local concepts opening a first or second unit, and regional brands entering the Upstate and Midlands. We work in every market we serve.

Questions operators ask

What makes a good drive-thru site?

Enough stacking that the line never blocks the entrance, easy in and out on the going-home side of the road, and clear visibility well before the turn.

Is second-generation restaurant space worth it?

Often, because an existing hood, grease trap and plumbing can save significant build-out cost. We check what actually conveys and its condition.

How do I compare two sites?

We score each on the same checklist (access, visibility, trade area, layout, cost) so the trade-offs are side by side.
