Site selection. We build a target list from your criteria: co-tenancy, visibility, access, parking, size and budget. Then we tour, compare and narrow it with you.
Market and trade-area analysis. Demographics, daytime population, traffic counts, competitors and nearby draws, pulled from commercial data tools and checked on the ground.
Lease negotiation. Base rent, CAM, taxes and insurance, tenant improvement allowance, free rent, renewal options, exclusives, co-tenancy and assignment rights. We also handle lease renewals, subleases and lease buyouts when your plans change.
Occupancy cost review. We model total occupancy cost against expected sales so you see the real number before you sign.
Multi-unit expansion. For franchise groups adding several units, we plan markets and sequence sites so locations don't compete with each other.
